Profile 3 - One of our own

We have built a number of projects in Hervey Bay. This has been one of Queenslands fastest growth areas consistantly over a many years.

We have a duplex plan we have built a few times now on speculation. We refined the plan slightly each time based on our knowledge of the different demographics within Hervey Bay and our desire to get the perfect mix. In March 2007 we completed a duplex and decided to keep it as it is in a particularly good location in an estate behind the Hervey Bay hospital it only has one neighbour and expansive park views. Tenants have always been longterm.

Our latest duplex in the same estate; was built to sell. We further refined the floor plan by adding columns to the dividing wall also to add interest and an opportunity for accentuating feature colours. We also decided to line the central courtyard floor with timber and timber ceilings with down lights. This alfresco area off the dining room now offers a vital ambient flavour to the homes. With a second undercover outdoor area, three bedrooms, the main with ensuite and double lock up garages; coupled with quality fixture and fittings, these two duplexes sold within two days of eachother at full asking price, straight after being put on the market. As an investor; you then ask, were they too cheap? On reflection, I think they were priced correctly, they sold straight away because they are stylish and high quality. Had we put a higher price on them, they may have sat on the market and be seen as stale.

The driveways had just gone down when they were both put under contract, organising strata title when we started building turned out to be a good decision.

Next we will start two architecturally designed homes with a difference aimed at the upper market in Burnside, while we look for another duplex block- but more about that later.
